Toronto, June 26, 2026 – The Greater Toronto Area (GTA) real estate market is showing signs of a significant shift, moving away from the frenzied pace of the past few years and edging toward a period of stabilization. Recent data reveals a 6.7% year-over-year decline in benchmark home prices, settling at $946,500, with a slight 0.3% month-over-month increase. While the average sold price remains higher at $1,069,700, the overall trend points towards a more balanced market, although challenges persist for condo buyers.

Key Market Indicators: A Closer Look

The sales-to-new-listings ratio currently sits at a relatively low 37%, indicating a consistent buyer’s market. This suggests that buyers still hold the upper hand, despite the cooling prices. Mortgage rates continue to be a significant factor, with variable rates hovering around 3.3% and a 5-year fixed rate of 4.09%. These rates, though slightly elevated compared to previous years, are preventing a dramatic collapse in demand.

Single-Family Homes Gain Momentum

Contrary to predictions of continued weakness, single-family homes are proving to be the more resilient segment of the market. This performance is largely attributed to the recently implemented enhanced HST rebate program for new builds. ‘This program is a game-changer,’ explains Sarah Chen, Senior Analyst at Dominion Lending & Mortgages. ‘The increased rebate is significantly reducing the upfront cost of new construction, making them more accessible to first-time homebuyers and driving up demand.’ Data shows a 12% increase in sales of newly constructed single-family homes compared to the same period last year.

Condo Market Faces Pressure

In contrast, the condo market is experiencing increased price pressure. The supply of condos remains elevated, creating a glut of inventory. ‘We're seeing a considerable number of condos sitting on the market for longer than usual,’ states Mark Johnson, CEO of Cityscape Realty. ‘Developers are adjusting their strategies, focusing on higher-end units and appealing to a more discerning buyer. The overall volume of sales is down 8% compared to last year.’ The average condo price is currently $875,000, reflecting the increased supply.

Regional Variations

It’s crucial to note that market dynamics aren’t uniform across the GTA. The 905 region – encompassing cities like Vaughan, Markham, and Mississauga – continues to outperform the core downtown area, driven largely by its affordability and proximity to employment centers. However, even in these areas, the market is starting to cool down.

Expert Predictions

‘We anticipate a period of moderate price stabilization over the next six to twelve months,’ predicts David Miller, Chief Economist at RBC Housing. ‘While we don’t foresee a dramatic crash, we are unlikely to see substantial price increases. The key factors will be interest rate movements, housing supply, and overall economic conditions.’ Another expert, Emily Carter of B2ST Realty, adds, ‘The HST rebate is a crucial piece of the puzzle. It's attracting buyers to new construction, which is helping to support the single-family market. However, the condo market will need to find ways to differentiate itself and address the supply issue.’

The shift towards stabilization, coupled with regional variations and evolving government policies, paints a picture of a market in flux.
